Appurtenances Hanging

In Commercial Properties

Section image

inspectors should check the physical condition, code compliance, hazard potential, functional safety features, electrical/mechanical safety, drainage, and environmental durability of appurtenances to ensure they do not present safety risks to property users or the public.

Inspectors should evaluate the following specific features of appurtenances for safety:

Structural Integrity:

Ensure that appurtenances (such as fences, sheds, decks, guardrails, etc.) are sound, free from significant deterioration, corrosion, rot, or mechanical damage. This includes checking connections, anchors, and materials for any signs of weakness or instability.

Compliance with Codes and Standards:

Verify that all appurtenances meet relevant building codes, manufacturer specifications, and safety regulations, including proper installation methods and use of approved materials.

Hazard Identification:

Look for potential hazards posed by the appurtenance, such as sharp edges, protruding fasteners, unprotected openings, tripping hazards, or loose debris that could cause injury.

Functional Safety Devices:

Inspect the functionality of any safety-related features—such as railings, gates, covers, locks, or guards—to confirm they work properly and provide the required protection.

Electrical and Mechanical Safety:

For appurtenances involving mechanical or electrical elements (such as powered gates or outdoor lighting), check for proper wiring, secure electrical connections, the absence of exposed conductors, and proper grounding.

Adequate Drainage and Water Control:

Ensure that appurtenances like retaining walls or drainage systems effectively channel water away from the structure to prevent pooling, erosion, or undermining of foundations.

Resistance to Environmental Factors:

Evaluate the resistance of materials to environmental damage—such as weathering, wind loads, and, where relevant, snow loads or flooding.

Documentation and Reporting:

Document any observed defects or noncompliance in written inspection reports, identifying both immediate and potential future safety concerns.
