      The Role of Environmental Site Assessments (ESAs)

      A Phase I ESA is the industry standard for identifying potential environmental liabilities. This assessment reviews historical records, conducts site inspections, and interviews previous owners or occupants to flag any “Recognized Environmental Conditions” (RECs).

      If concerns are found, a Phase II ESA may be needed, involving soil, groundwater, and sometimes air testing to determine the extent of contamination.
